The Contract for a short-term holiday rental shall be made between the hirer and Beechenhill Farm the Contract shall be governed by UK Law.
Duration and Times of Rental
Self-catering guests can arrive anytime after 4pm on the day or arrival and must vacate the premises by 9.30am on the day of departure.
Terminology
The Following terms are used to cover self-catering rental period:
Weekday breaks- 2 or 3 days; Monday, Tuesday, Wednesday, Thursday
Weekend breaks- 2 or 3 days; Friday, Saturday, Sunday
Deposit and final payment
Beechenhill Farm reserves the right to cancel a holiday where full payment has not been received less than 56 days before the holiday commencement date. The balance for the holiday must be received eight weeks before the holiday commences.
Cancellation Insurance
When you make your booking and we have received the required deposit to secure the booking, a legally binding contract exists between us that is non-cancellable and non-refundable, except in exceptional circumstances.
If for some reason you do need to cancel, it is important that you tell us at the first opportunity so that we may attempt to re-let your accommodation and minimise your loss. We strongly urge you to take out cancellation insurance.
You can add cancellation insurance with Booking Protect during online booking, or contact your own insurer.
Self-catering cancellation
If you wish to cancel the booking for any reason you should advise us at Beechenhill Farm, immediately by telephone or email, followed by a confirmatory letter. We will use our best endeavours to obtain a replacement booking and, if such replacement is obtained, will then refund to the Hirer any monies paid less a handling charge. If we are unable to re let the property after 8 weeks before the start date then we shall be entitled to retain all payments already made. If we do obtain a replacement booking we will then refund to the Hirer any monies paid less a handling charge. We strongly advise Hirers to take out cancellation insurance.
We reserve the right to claim for any damage left to the property or its contents.
Beechenhill Farm can not guarantee to change previously booked dates.
Insurance
Clients are recommended to have insurance to cover cancellation, curtailment, and loss of baggage, personal effects and money. It is available during the online booking process or contact your own insurer.
Your Safety
Every reasonable effort has been made ensure safety. However, it is guests responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily.
The use of accommodation and amenities, where offered, is entirely at the user’s risk, and no responsibility can be accepted for injury, or loss or damage to user’s or visitor’s belongings.
Guests must accept responsibility for the safety of their children; no child may go into the pond area unaccompanied.
Children under 16 years of age must not use the hot tub.
As a fire precaution, use of candles is not permitted inside the accommodation.
Discounts
Beechenhill Farm reserve the right to change any offers published on the website at any time.
We actively encourage couples and small families to enjoy our larger cottages by offering substantial ‘small group’ discounts throughout the year. See prices and vacancies section.
Price Changes
We reserve the right to amend/change prices at any time.
Method of Payment
Payments may be paid by cheque to Sue Prince or by major debit and credit cards.
Value Added Tax (VAT)
Currently there is no VAT is charged. Beechenhill Farm reserves the right to change this at any time.
The Guest’s Obligations
Guests agree:
- That the owners can access the property when necessary.
- To pay for any breakages, losses or damage to the property before departure. To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the rental period. The Hirer is responsible for any additional cleaning costs incurred.
- Not to sublet or share the property except with persons nominated when booking. The maximum number of persons allowed at the property is clearly stated and must not be exceeded. (Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this condition).
- That you and all members of your party agree both to keep the property clean and tidy and to leave the property in a similar condition to which you found it upon your arrival.

That you also must not allow more people than the brochure or website states to occupy the property, neither can you significantly change the composition of your party during your occupation of the property. If you do any of these things, the Owner can refuse to hand over the property to you, or can repossess it. If the Owner does so, this will be treated as a cancellation by you. In these situations no refund of any monies you have paid in respect of your booking will be made and neither the Owner nor the Company will have any liability to you as a result of this situation arising (including for example any costs or expenses you incur due to not being able to occupy the property, such as your incurring the cost of securing an alternative property/ accommodation or the payment of any compensation to you). The Owner or the Company will also not be obliged to find any alternative accommodation for you.
Non-availability of Property
If, for any reason beyond the owners control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The Hirer shall have no further claims against the Owner.
Liability
Beechenhill Farm, its employees and agents does not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise.
We will not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations under the Contract that is caused by any act or event beyond our reasonable control (Force Majeure Event, Pandemic or Epidemic).
Brochure/website Descriptions
Some of the information contained on this website are related to places such as towns, shops, public houses etc that are not related to Beechenhill Farm. Closure or changes to these facilities are outside the control of Beechenhill Farm, we will endeavour to keep the information contained in this website up-to-date.
Complaints
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint we are anxious that remedial action is taken as soon as possible. It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. Discussion with us whilst you are in residence usually enables shortcomings to be rectified straight away. If after this you feel that the complaint still remains unresolved then notify us in writing within 7 days of returning from your holiday. Please help us to help you by following this procedure. It is designed to effect the quickest possible investigation and rectification of complaints. We cannot subsequently consider any complaints or enter into any correspondence about them unless this procedure has been followed.
Pets
Because our accommodation is virtually allergen free we are unable to accommodate pets, expect for in exceptional situations, we maybe able to accommodate a guide dog or assistance dog.
Linen / Towels
All of our cottage properties provide towels, bed linen and beds are fully made up and ready for your stay. We also provide tea towels and dishcloths. One set of cot linen is provided, please bring other sets if you wish.
Christmas
Christmas & New Year Festivities
Our cottages are available throughout the winter. At Christmas we provide a complimentary Christmas tree and decorations.
Breach of Contract
If there shall be a breach of any of these conditions on the part of the Client or any member of the party the Owner and the Agents reserve the right to re-enter the property and terminate the holiday letting without prejudice to the other rights and remedies of the Owner.
Authority to Sign
The person completing/booking cottage is over age of 18 and has read these booking conditions and agrees to these conditions on behalf of their party.
Your rights
Your statutory rights are not affected by anything contained within these Conditions.
